Hi everyone! My name is Kirsten Burke and I am new to real estate investing. I live in the suburbs of denver, colorado, where the market is very high and I am having a hard time finding deals. My plan getting started is to fix and flip the first few homes and then switch to flip and hold so that I have a little extra financial cushion in case of an emergency, cant find a tenant, etc.. however I am having a hard time finding deals in this area and was thinking foreclosures may give me the best option for max roi. Does anyone have experience in foreclosures and where a rookie like me should look when just getting started? @Nicholas L. Yes it is. I love in the denver area so everything is fairly high. Projected rent is 3575

I am new to investment of real estate and saw an offer on bp for 525000 for a 4bed 2 ba duplex at 1633 sq ft. I was going to help my primary residence for a down payment and get a loan for the rest. No work is needed and would be a turnkey investment. Being how the market is so high I'm wondering if I should invest first in a fixer up for more profit and refinance once rehabbed or if this has a good potential for profit due to the location.
