Drexel Hill Value Add Duplex

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Drexel Hill.

Purchase price: $120,000
Cash invested: $20,000

One of those great complex multi deals that I've ran into all over Delaware County. Very small value add property where my investor only needed to put $20k of cosmetic rehab in to get the appraised value up to $215k and refi out all of his investment. Excellent market rent cashflow and appraised value made this deal a no brainer and he found it just in time to utilize his 1031 exchange for the acquisition.
