Investment Info:

Small multi-family (2-4 units) buy & hold investment in Buffalo.

Purchase price: $96,000
Cash invested: $5,000

2 units - 2BR/1BA each
Renting out the lower apartment for $950/month, living in the upper unit for $200 per month. This is a savings of $550 per month to put towards my next deal. I also received a First Time Home Buyer grant for $10,000 which covered all closing costs and the remainder was put towards the loan balance.

How did you finance this deal?

Conventional Mortgage with First Time Home Buyer Grant of $10,000.
3.875% interest rate, no PMI, 5% down.
