Hi, I recently closed on my duplex house hack in Buffalo. I used Empower Federal Credit Union for financing, they have a location in Cheektowaga. They brought me a $10k grant (free money) at closing. They do have some requirements and some limited availability of the funds from the government, but it may be worth checking out. Hope this helps.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Buffalo.

Purchase price: $96,000
Cash invested: $5,000

2 units - 2BR/1BA each
Renting out the lower apartment for $950/month, living in the upper unit for $200 per month. This is a savings of $550 per month to put towards my next deal. I also received a First Time Home Buyer grant for $10,000 which covered all closing costs and the remainder was put towards the loan balance.

How did you finance this deal?

Conventional Mortgage with First Time Home Buyer Grant of $10,000.
3.875% interest rate, no PMI, 5% down.

Hey Terry, breaking into the scene can be difficult but it doesn't mean there aren't people interested in helping you or even just talking business/REI. Before covid, I attended my first ever REI Meetup in Buffalo and talked to about 8 people about their investments and where they were at in their journey, I 100% recommend joining it. They host digital ones now, but I am excited for the next in-person meetup. I've received a lot of support from people in the BP community and am extremely grateful.
