Buying Short Term Vacation Property

I have a pair of buyers who want to invest in St Thomas.  They are new to the St Thomas market, and so am I.  We worked together in the past, so he's giving me this opportunity to learn the market and find a good deal.

If you have experience with this type of transaction, I would appreciate your insights.

Timing may be off in St Croix but not sure it will get any better.  There are special dynamics there with the refinery reopening and it depends what your investment thoughts and expectations are.  Condo, commercial, etc.  We bought a nice home thats been rented since the hurricane, then a condo and another all rented.  We like the feel and history of St. Croix vs St. Thomas.  Lots less commercial and cruise ships.
