Investment Info:

Single-family residence buy & hold investment in Aurora.

Purchase price: $396,000
Cash invested: $20,000

Single family home, 6 bedrooms, 3 bathrooms near the Anchutz Medical Campus doubling in size over the next several years. We are renting out each room individually. Two entrances, living areas, and kitchens. Total rent around $4,000, total payments just under $2,000. We cover utilities and will put at least $500 / month aside for reserves. If I take $1,000 / month in income i'm happy with that for one property, so the rest will go to reserves.

What made you interested in investing in this type of deal?

Especially with potential for recession, renting individual rooms should do fine as people leave the higher tier housing options and rent down.

How did you find this deal and how did you negotiate it?

I found it myself on Zillow and went to see it the day that it was on the market and had the second offer in. I had an experienced agent that I know help me with the process. I've closed on two deals so far, and have found both of them myself.

How did you finance this deal?

5% down residential mortgage

How did you add value to the deal?

By managing the rental myself and renting out rooms individually. The house is turn key and ready to move in, which works best for this strategy - the value is in the extra work of managing each room rental yourself, but with much higher cash flow
