Quote from @Scott Mac:

Well, if you decide you want to believe this stuff, you could always by in Denver, or along the Arizona Bay.

@Scott Mac just curious, why Denver / Arizona Bay?

@John Mayer awesome thank you i'll look into that one!  Yeah my excel bill is normally around $180 in the winter, I went on vacation and had to travel and didn't look at my account, when I looked at my recent bill it was at $365.... not fun, but cash flow enough to cover it.  I'm still looking into it but after my convo i'm assuming it's due to space heater use but need to confirm!  I'm going to look into those heaters man thank you!

Hey guys! First, thanks for your consideration, I have gotten so much help from this forum it's amazing.

I have 2 rental properties in Denver Co, and I do rent by the room. one of my properties faces north and south (I learned my lesson, in CO definitely buy something that faces east and west if you can)

This has caused a number of issues, but the one i'm working on now is one of the rooms is 5-10 degrees colder than the rest. I noticed because my electrical bill was very high and I learned that they were using space heaters, which was also tripping the breaker.

I've added sensors in each room to my smart thermostat "eco bee" and when I checked yesterday it was 59 in that room and 68-81 in the other rooms... I changed the fan to run constantly and that has leveled it out a bit but it looks like (with the door closed which it needs to be) that room sits around 63 and the other bedrooms around 68-70, with the living room at like 73+.

That room is the most north facing, and only has 1 vent in it while a lot of the other rooms have at least 2 vents.

Space heaters seem to be very pricey since I cover utilities and my electrician said not to use them as it's a fire hazard and trips the breaker.

Has anyone else dealt with this? Getting a 2nd vent in there would probably be out of the question so what are the other simple solutions?

Hard wire some sort of "space heater" into that room on it's own circuit?

Thank you very much!

Hi there! This year has been a year of major change for me. At the beginning of 2019 I was working for an employer with 1 W2 income and an IRA / 401k.

Fast forward to today I have 2 rental properties, an investment portfolio, and I work for myself running a small media company with a part/full time editor that works for me + will be filing joint taxes with my partner.

This is all very new and honestly I have no idea what i'm doing when it comes to getting my finances in order when it comes to taxes, structuring business, etc.

What i'm looking for is a CPA / accountant who can work with me to create a plan and strategy to make everything run efficiently without too much work on my end, maximize my tax situation so I pay as little taxes as possible, and (hopefully) be along for the long haul as I grow my real estate business to 10 rental properties and beyond.

If anyone works with anyone that they recommend, please tag them or send me their contact info. Any CPAs or anyone with advice feel free to send me a DM! I really look forward to hearing from you

Hi there!  I'm looking for a handy man to help me with upkeep for two rental properties in Denver.  one in Northglenn, one in Aurora.  Things like plumbing, property maintenance, and other odd jobs.  I'd love either someone who is a handy mean to reach out, or any other investors willing to share contact info for a reliable handyman to a fellow Denver investor!

@Todd Powell there you go!  You made the right choices for sure.  Anyone in your life, circle, company that is doing well you should want to support them and help them grow not suppress and try to gain ownership, that's bad business and i've never seen it work out for anyone.
