Advice on which appraisal scenario I should follow.

Hi Everyone,

I did a search for "Appraisal" in the forums and read through them to educate myself on how to properly obtain AMV for a property. I have narrowed my findings down and would like your advice on which scenario I should follow:

1. 6 mos timeframe, +/- 520sq ft, within .5 miles
2. 6 mos timeframe, +/- 250sq ft, within .8 miles
3. 9 mos timeframe, +/- 150sq ft, within .8 miles
4. 9 mos timeframe, +/- 250sq ft, within .5 miles
