I may very well need to replace 2 HVAC units in my Dallas, TX duplex. I need recommendations of who to use for estimates and to make a smart decision. Each company I call is charging $200+ just to come out. To get 3 quotes will cost me $600. The first quote I got from one of the big name area franchises to repair the units is:

Unit 1: (1900 sq/ft) - Dual Capacitor is weak and Condensor Fan Motor leaking oil. System low on Freon.

Condensor Fan Motor = $350

New Dual Run Capacitor = $283

Unit 2: (1900 sq/ft) - System low on Freon R-22. Freon swells burnt. System needs replaced soon

Add Freon R022 = $306

Total cost to repair both would be $939.

Cost to replace each system with Trane XL16 straight cool up flow 3.5 ton = $6808 each. I assume this price does not include replacing duct work. I don't know how good or old the duct work is.

Help! Need some folks to come out and provide quotes at a reasonable cost.

Hi Everyone,

I'm looking for recommendations for Property Management companies that you have used that will service both the Oak Cliff and Richardson areas of Dallas. These are SFR properties not MF.

Hi Everyone,

I did a search for "Appraisal" in the forums and read through them to educate myself on how to properly obtain AMV for a property. I have narrowed my findings down and would like your advice on which scenario I should follow:

1. 6 mos timeframe, +/- 520sq ft, within .5 miles
2. 6 mos timeframe, +/- 250sq ft, within .8 miles
3. 9 mos timeframe, +/- 150sq ft, within .8 miles
4. 9 mos timeframe, +/- 250sq ft, within .5 miles

In my opinion you have tenants because this is a business. A business to make money. If your screening properly, you should be able to find tenants that are equal to your current tenant in terms of paying on time and respecting the property.

My story:
My tenants moved in 2 years ago with the rent at $1200. At the end of year one, I too thought they were good tenants and did not want to run them off. I did not raise the rent. I kicked myself every day during year 2 for not raising the rent. I took money out of my pocket and basically put it in my tenants because I was soft. Year 3, I raised the rent $50. I have a duplex on a street of duplexes. WIth just a sign in the yard they rent within 1 month. If they wanted to move that was their decision but I was going to get market value for my rental.

Year 4 -- I will probably raise it a small percentage but I will raise it. As my insurance costs and taxes keep going up so too will the rents.
