This was a 6 week project with my small crew. 35 gallons of paint and copious amounts of painters caulk really make the difference!

Numbers numbers numbers :D What numbers? The ones piled up on my desk? ;-)

The building is a 4 unit. This is the last to be renovated. I kept it occupied at a low rate while I rehabbed the other 3. Now it is done, and slightly below market rate.

I paid 115K for the 4 plex. This unit, back of the envelope was 10-12K in material & labor (not including mine), which included sealing the field stone foundation in the basement. We blew through 2500 lbs of fiberglass mortar for that project but I digress. So 115 + closing / 4 = 30K + 15K (yep, adding myself) = 45K invested. Renting for $750. Not my best, but not my worst. I will push this rate up again at turn around. Current Market was $800-825 and I came in a little low. Great tenant, so no regrets. She will naturally stage it very nicely and I'll grab some more photo's to share!
