I'm thinking about purchasing this property from a relative of mine. It currently has a tenant in it that has not had a late payment the entire time they have stayed there for 2 years. The property was completely rehabbed with all new appliances, floors, kitchen, bathrooms before the tenant moved in. However, the roof is likely going to need replacing within the next 4 or 5 years. This would be my first property I have purchased and want to make sure these numbers still look good to justify putting a new roof on it shortly down the road?
