Interesting property, @Erik Luna. My biggest concern would be the renovation budget. I looked at the pictures and think it will cost way more than $20k to get this place rent ready. Probably double that? If you want to make this a true BRRRR and assuming that your ARV is correct, you should aim to pay $40-45k. That assumes a $40k renovation.
- I think the insurance looks low in your analysis. Talk with a local insurance agent.
- Have you confirmed taxes with the city? I saw two very different numbers on-line. The taxes could kill this deal as a rental.
