Investment Info:

Single-family residence fix & flip investment in Circleville.

Purchase price: $30,000
Cash invested: $20,000
Sale price: $99,000

Fix and flip! Only a 1 bedroom and 1 bath.

What made you interested in investing in this type of deal?

The property was very cheap. It was cheap just checking it for the land. Then it turned out to be a great investment.

How did you find this deal and how did you negotiate it?

Found this deal from a friend.

How did you finance this deal?

I paid cash for it.

How did you add value to the deal?

I remodeled the whole interior and did a bunch of little work on the outside. Nothing major on the outside just some landscaping for the most part.

What was the outcome?

Sold the house first day on market for our asking price.

Lessons learned? Challenges?

We learned that we should start a little higher with our asking price and take offers from there. We could have sold it for more but it still turned out to be a great investment for myself.
