Storage units a great way to gain cashflow. Very easy to manage. I highly recommend self-storage.

What made you interested in investing in this type of deal?

Cashflow

How did you find this deal and how did you negotiate it?

Got the land from a family friend for almost free then decided to put the storage units on the land.

Lessons learned? Challenges?

Security is everything when it comes to self-storage, make sure you have a great security system with a gate, lights, cameras, etc.

Single-family residence fix & flip investment in Circleville.

Purchase price: $30,000
Cash invested: $20,000
Sale price: $99,000

Fix and flip! Only a 1 bedroom and 1 bath.

What made you interested in investing in this type of deal?

The property was very cheap. It was cheap just checking it for the land. Then it turned out to be a great investment.

How did you find this deal and how did you negotiate it?

Found this deal from a friend.

How did you finance this deal?

I paid cash for it.

How did you add value to the deal?

I remodeled the whole interior and did a bunch of little work on the outside. Nothing major on the outside just some landscaping for the most part.

What was the outcome?

Sold the house first day on market for our asking price.

Lessons learned? Challenges?

We learned that we should start a little higher with our asking price and take offers from there. We could have sold it for more but it still turned out to be a great investment for myself.

Storage units in Circleville, Ohio. Built them ourselves and now generating a lot of cash flow!

What made you interested in investing in this type of deal?

How did you find this deal and how did you negotiate it?

I actually got the land very very cheap from a family friend who has passed away.. Then we built the storage units on the land.

How did you finance this deal?

Paid cash to build the units.

How did you add value to the deal?

We do a lot of marketing to rent out all of our units, to raise more value we have also added a security system as well with a electric gate.

What was the outcome?

We could potentially sell the land up too 1.5 Million.

Lessons learned? Challenges?

Lessons I have learned was to make sure you keep track of all your tenants paperwork and make sure you get a copy of there drivers license. We have challenges we face all the time, for example, last week our units got broken into. It was a huge challenge to get ahold of all of our tenants and email them to ensure safety of their belongings.
