Post: whole selling issue. sellers are wanting to backout sign contract

So I signed a seller up on an assignment contract and 2 weeks later they called and said they changed their mind and do not want to sell. What legal options do I have? What would prevent them from cancelling with me and just selling to someone else for more money? I also fronted them 1k to help with their moving expenses which they have told me they will pay me back monthly. Any advice. I don't want to beat these people down because life is extremely hard. but I also want to learn the right way and hold people accountable.

I have had my share of HML. They are all different. Some good some bad. Some junk fees and some..well ALL junk fees. Even if you have the cash WHY use it if you can borrow money at 9-11% if that market is getting you 20%? I found the perfect lender if you live in Tulsa. I do this post because I know the old me is out there going HML to HML trying to find the right one. Trying to find the right bank was stressful. They were so deceiving. I found one that only does Tulsa, OK, AND their fees are 400. Seriously. Not 3000-4000. I still paid 3 points, but not attorney fee or processing fee or documentation fee. GET THIS.. funded my 2 deals in 7 days. Both of them. Let me know if interested in hearing about them.

I used tenant cloud and really liked it. BUT.. I mainly used it to set up auto payments for my tenants and the 2 tenants that tried sending me payments couldnt figure it out. I really am looking into renttec direct due to how it gives you a website and then has the tab " pay rent" and it also has all your properties listed. Go to their website and watch their free demo. So I currently have 6 houses and a 19 unit storage facility but I am starting to realize the competition to get these houses are getting harder and harder. I have decided to get into wholesaling and try and find some good units out there and then wholesale the ones I do not want to keep due to being to expensive or whatever the case.

I am curious if there are any wholesalers out there who would be willing to send me over a generic wholesale contract and maybe even some type of reassignment contract. I in turn with reciprocity would put you first on my list of people I reach out to when I find houses. My thought is it could be worth it in your eyes due you taking time to send to me and in turn I send you deals that could make you money! WIN WIN.

@Geoff Haughwout I live in Tulsa Ok now but I used to live in Woodstock Ga off mill creek court. Small world.

I have done rentals for a year now and have really gotten excited about whole selling. I know your post was 3 years ago but what have you learned? How many have you bought? How have you marketed?

I am trying to create a 12 weeks in a year spread sheet. I want to set a 5 year goal, but then I want to break it down by year and then to quarterly. I am curious if anyone has created such a thing? If so I would be grateful if you would share. I have so many spreadsheets but would love to borrow someone else who is way smarter than me.

So I am closing on my 6th and 7th house this month and a 19 unit storage building this month. Exciting and all but, my last house I bought I used my personal LOC for the down payment of 45k. While making the payment isnt the issue its the dent it makes on my credit score. I went from a 809 to a 676. HUGE change. Does anyone know of a company that will do a business LOC similar to a HELOC or even a unsecured LOC but for my company and not my personal name?
