Hello Everyone! As stated I am a new-ish investor with one property in Tampa under my belt which I house hack. I am also a newly licensed CGC in the state of Florida. I specialize in concrete construction but also want to do house remodels at some point in the future. On the real estate side of things I want to be a buy and hold investor with my first three properties as house hacks. At the moment I am working on loan paydown on a car note and working on expanding my construction business. I am still employed and plan to be until I secure as many conventional loans as possible. I am looking for a mentor to bounce off ideas to and get a sense of the right direction in the way I go about the investments. I am open to bring in value in any form in which it is necessary.

@Brian Goodling i appreciate the pointers!!! You’re right I was trying to make the deal work but it really doesn’t seem like it will so I’ll pass up on it. Again thank you!

@Pat Lulewicz you've convinced me to try and get a conventional loan my friend!! I also still need to find a lender or a mortgage broker.

@Tchaka Owen  1. i think i might take @Pat Lulewicz advice and try going for a low down conventional loan. He's made some great points on why conventional vs FHA. 2. I changed the insurance to $130 and the new cash flow number is $358.23 and the COC ROI is 47.53%. That still looks pretty good to me: what do you think?

you are correct my friend im not buying cash. This will be my first property so im going with an FHA loan 3.5% down and i guess the closing costs could go up.

@Tim Herman well i arrived at the capex number because the SFR has been recently remodeled, therefore I have the minimum capex at 5% and I also have three units because I plan on house hack the single family residence. I dont have a capex budget planned out quite yet but i think i might base my fist draft off of your numbers if you dont mind!! The closing costs were averaged out from the area. The property looks like it could work but thats only on paper thus far. Seeing it in person might be another story. Do you think its worth looking further into?

Hello everyone, I’m 22 years old with 4 years of commercial construction experience under my belt. I work with concrete, but I’m good with my hands and willing to do anything to get a mentor in this real estate investing Buisness. I’m from the Tampa Florida area and would like to open my opportunity’s ASAP. I’ll be getting my general contractor license soon so I’ll have something to bring to the table as well.
