owner financed duplex

duplex is a 2/1 on each side

one side rented at 700 month the other side is 675 totaling 1375.00

Could use some updating. Tenants are month to month and leases can be rented for 800 a side.

sell price is 140k

25% down and 7% interest rate payments around 800 a month

I currently have one duplex and one sfh
