Investment Info:

Small multi-family (2-4 units) buy & hold investment in Boise.

Boise ID 4plex, purchased in October 2015. Sold Denver CO single family residence rental (used to be our primary residence until we moved to Boise ID) and 1031 exchanged into this 4plex located in Boise ID.

What made you interested in investing in this type of deal?

Taking advantage of Denver CO appreciation and not paying taxes on that appreciation through 1031 exchange. Investing the appreciation into cash flowing 4plex in Boise ID.

How did you find this deal and how did you negotiate it?

Local Realtor

How did you finance this deal?

1031 exchange

How did you add value to the deal?

BP / Brandon Turner's four square analysis

What was the outcome?

~ $500 / month cash flow and excellent appreciation

Lessons learned? Challenges?

Should have bought 2! Boise ID and surrounding area has experienced enormous growth since 2015.
