Investment Info:

Single-family residence buy & hold investment.

Purchase price: $225,000
Cash invested: $25,000
Sale price: $335,000

Bought at a good time in a good area. Value went up fast in first 3 years then stayed steady. Sold to invest in multi-family.

What made you interested in investing in this type of deal?

It's purchase price and location on the water

How did you find this deal and how did you negotiate it?

I found it on either Zillow or Trulia. I jumped on it as soon as it was listed, making an offer on day 1.

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

Improved landscaping and outdoor space. Minor painting.
