Investment Info:

Single-family residence buy & hold investment.

Purchase price: $225,000
Cash invested: $25,000
Sale price: $335,000

Bought at a good time in a good area. Value went up fast in first 3 years then stayed steady. Sold to invest in multi-family.

What made you interested in investing in this type of deal?

It's purchase price and location on the water

How did you find this deal and how did you negotiate it?

I found it on either Zillow or Trulia. I jumped on it as soon as it was listed, making an offer on day 1.

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

Improved landscaping and outdoor space. Minor painting.

Sorry I missed out on the last few.  I will have to make to one soon.  Definitely will try to attend this Sunday.

I agree.  Send them a letter expressing your concerns and requesting they keep the dog on a leash if they can't control it outside around other people.  As a dog owner I would see this as very reasonable.

Great story.  Thanks for sharing!

I would absolutely be interested.   I might be able to supply a few beverages as well!

To anyone reading this thread that may be in a similar position.  Go listen to podcast 276 with Bryce Stewart....wow was that story an inspiration.

That would be amazing.  One step at a time though.  Gotta focus on this deal first, keep her comfortable without feeling overwhelmed.  If she gets a sour taste with this one I doubt she will want to repeat it.

So my wife and I were having a picnic by the intracoastal watching the million dollar yachts cruise by and were discussing our plans. I have been learning about REI lately as I have some liquid cash I was going to use to buy a SFH income property, which brought me to Biggerpockets to learn more. And learning I have been!

I mentioned House Hacking in the past and was immediately shot down.  No way would she be willing to sell our beautiful house, take that equity and buy a duplex or fourplex and live in one.

So I begin talking about the tax breaks we can take advantage of, and go into the numbers a bit discussing how in an owner occupied situation we can put a lot less down and get much more for our money. That this could catapult our REI plans and lead to an income stream that could allow us build some serious wealth. Well I must have been convincing because she changed her mind. She is now totally willing to sell our house and House Hack. I am so freaking excited.

Here's the kicker though....she is 5 months pregnant with our first child!  So we will wait until the baby is born which will also allow me to finish some projects around here to get this place ready to list.

The big challenge will be on me though to find a property that she will be happy with.  "Happy wife, happy life" is no joke.  She hated our "live and flip" situation in our first house and was never afraid to express those feelings.  She felt a little better though when the house sold after 1 day and we got our full asking price!

So for anyone who has made this change before, with a wife and a newborn, I would love to hear some of the challenges you experienced and how you were able to overcome those challenges to achieve your dreams.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $164,000
Cash invested: $5,000
Sale price: $195,000

This was a live and flip. We used the first time home buyer incentive program and got $8,000 at closing. We completely renovated interior ourselves over the next few years. New flooring and paint. All new fixtures, switches and outlets. Put around $5,000 into it. Was listed on the market for 1 day before we were offered our full asking price. Walked away with close to $20k that was used as a down payment on our next place.

Hey All,

Lets see if we can put something together for Friday November 16.  Meeting at Invasive Species or LauderAles would be ideal.  If anyone has other suggestions for locations feel free to chime in.
