Single family buy and hold in Henderson (Las Vegas) Nv

What made you interested in investing in this type of deal?

I had invested in the past, and felt the market was down

How did you find this deal and how did you negotiate it?

It was a buyers market, and it turns out, the market was the bottom

How did you finance this deal?

Conventional loan

How did you add value to the deal?

nothing

What was the outcome?

Good rental with great appreciation

Lessons learned? Challenges?

This was the only property ever I have had to take to court. Keep your records, they came in handy!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Sergio Montegrande was my agent in Las Vegas; he is a hard worker and knows how to get a deal done.
