Starting investment second property opportunity

I have come accross potentially my second/third investment properties. Off market deal for rentals. Purchase price 35k for two properties rental projected rent for 1100 one property vacant currently needs approx 5k in repairs

Most hard money lender in my area does not fund under 75k im having trouble meeting people o help me fund this deal. I kno its a deal i have ran my initial numbers ARV is looking about 25-30k each for the area. Any help on finding hard money/private money to get these properties under contract is much appreciated. I will try negotiate seller finance but will need fundin as secondary incase they say no
