Small multi-family (2-4 units) buy & hold investment in Minneapolis.

Purchase price: $240,000
Cash invested: $60,000

Bought in the winter right before the market got really hot.

3BD = $1850 rent
2BD = $1400 rent

How did you find this deal and how did you negotiate it?

I found it but work with a realtor
