First Duplex in the Books

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $210,000
Cash invested: $58,000

Just closed on my first duplex. Came with existing tenant that has been there for 3 years and was able to get the next tenant within the first week of closing. Woo Hoo!!

What made you interested in investing in this type of deal?

I like the idea of a duplex where having one side almost cover the entire cost so that a vacancy is not as costly.

How did you find this deal and how did you negotiate it?

Worked with a great local realtor who is very knowledgeable about rental Investments in the area.

How did you finance this deal?

Traditional 30 year mortgage.
