@Aseel Yerunkar & @Reagan Hopp thank you for the great input.  We've realize that most of it is probably coming down to the price point, which is frustrating.  But, it is more important to get some income rather than get the top rent available.  We just did a rental analysis yesterday & it seems that we're actually pretty competitive to the immediate area.  There a decent amount on the market above us & a couple of lower quality ones below us.  Soon, we will be looking at another small price drop to increase the traffic.  

Traditionally, our marketing has just consisted of Zillow (and other similar online sites).  This strategy has worked well filling 3 properties within 2 weeks of acquisition.  

What other marketing strategies have you used?

We've recently finished renovation work on a really nice duplex in Indianapolis, but we're struggling to find renters in the middle of winter.  

We've currently had our property listed on Zillow & get some traffic, but most of it is slow. All current prospects are either not qualified renters, have found another place (often before their able to view our property), or are looking too far in advance (March & further).  This is a really nice property, that (based upon previous experience) I believe would rent instantly in the spring/summer months.

Does anyone have any strategies that they use to attract good renters in the middle of winter?

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $210,000
Cash invested: $58,000

Just closed on my first duplex. Came with existing tenant that has been there for 3 years and was able to get the next tenant within the first week of closing. Woo Hoo!!

What made you interested in investing in this type of deal?

I like the idea of a duplex where having one side almost cover the entire cost so that a vacancy is not as costly.

How did you find this deal and how did you negotiate it?

Worked with a great local realtor who is very knowledgeable about rental Investments in the area.

How did you finance this deal?

Traditional 30 year mortgage.
