Am I reading that right? 54 dollars a month set aside for maintenance and CAPEX? To the tune of $648 per year?

Buddy...I spent $648 dollars last WEEK. That's nothing!

And your rent is $900 for a property worth $150k, ARV?

Am I missing something here? This seems like a poorly calculated, low cash flow investment?
