Yes, there are probably many mistakes in the numbers here that is why I'm asking for honest opinions and advice. BTW, the deal in not closed yet! Anyhow, thanks to your feedbacks and suggestions I concluded that this property is only good for flipping, not BRRRR. The price is high and the rents in that area for a 2bd is at max $950. Can anyone here recommend a few contractors that specialized in house rehabs? I prefer a GC over independent trade contractors but that will also help. I appreciate any assistance you may provide.

So what is the best way to deal with a private lender? Do you split the profits 50/50 or do you negotiate a percentage of the profits? Any advice will be appreciated.
