This was my first deal.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $42,500
Cash invested: $6,000

2 bed. 1.5 bath townhome.

What made you interested in investing in this type of deal?

Was looking for a first deal.

How did you find this deal and how did you negotiate it?

local realtor and just driving around town

How did you finance this deal?

Personal Savings and commercial loan

How did you add value to the deal?

Originally purchased as a package with another unit in the same complex. Units were part of an estate and offered low. Have since sold the second unit.

What was the outcome?

Unit has been rented for past two years. Cash flow at $250/month

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes. Have a local realtor I work with in the area where I live. Commercial lender who will fund deals but would like to do some BRRR deals which this lender will not fund.
