I am a full-time RVer, experienced LTR property investor, interested in purchasing STR properties in multiple cities. Looking for team members near Phoenix, AZ, North Washington state, Tennessee and Alaska.

Has anyone done this and what have been some challenges you have faced?

I manage my own properties and technically all cash flow is still investment money at this point, so I have not budgeted for my properties to be managed.  I do factor management into my equation when evaluating properties though, as I may at some point decide to go with a PMC. Thanks for the question.

I have a month to month tenant who seems to always have trouble getting the money together around the time rent is due.  Good tenant, always pays with the late fee.  I take the extra $50 and let them be.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $42,500
Cash invested: $6,000

2 bed. 1.5 bath townhome.

What made you interested in investing in this type of deal?

Was looking for a first deal.

How did you find this deal and how did you negotiate it?

local realtor and just driving around town

How did you finance this deal?

Personal Savings and commercial loan

How did you add value to the deal?

Originally purchased as a package with another unit in the same complex. Units were part of an estate and offered low. Have since sold the second unit.

What was the outcome?

Unit has been rented for past two years. Cash flow at $250/month

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes. Have a local realtor I work with in the area where I live. Commercial lender who will fund deals but would like to do some BRRR deals which this lender will not fund.

I have invested in 3 doors as buy and hold and am currently selling one that was an AirBnB property. I want to branch out and consider some Rehab properties, either SFH or multi-family, but need a good broker who understands Bigger Pockets strategies. I am currently investing in the Bristol, TN/VA market, but also looking at other markets. Any one out there who could recommend a good broker? Of course, I will be doing some investigating and networking myself, but would love to hear from the BP community.
