Investment Info:

Single-family residence fix & flip investment.

Purchase price: $90,000

Cash invested: $45,000

Sale price: $195,000

Remodeled entire house from electric, plumbing, windows, roof, and more. Renovated the kitchen to open concept with granite countertops, added stack stone to fireplace, and LVP all floors through out. Was on market two weeks and had full price offer.

What made you interested in investing in this type of deal?

I love the area of Argyle and its close proximity to Orange Park.

How did you find this deal and how did you negotiate it?

I found it thru a wholesaler at a REIF meeting in Jacksonville.

How did you finance this deal?

I used a hard money loan.

What was the outcome?

Full price offer after two weekends on market.

Lessons learned? Challenges?

Hire a contractor to do everything. Takes too long when you try to do things your self.
