Yes I think $55 to $60 would be accurate.

I used Bridgewell Capital for financing.  I did go over budget and had to spend money to pay for the interest only payments because I took too long to finish the project, trying to do things myself instead of hiring a contractor from the beginning. But we had a lot of fun gutting the house in the beginning and learned a lot.  It took us from July 2018 closing on it to March 29 2019, should have only takin three to four months at most.  We got lucky that a house down the street closed for $196,000 just before we listed.  I also draw houses for builders so I got some discounts on this house for cabinets, stone work, tile work and electrician.
