Need feedback on a deal I found

I need some feedback on the below. I found a new construction house. Asking price was $245k. I got it down to $221k. I have $50k as downpayment. Is this a good deal? My plan is to live in it for two years and later on rent it, perhaps sell it if the margin is there. Would this be a good way to start in the real estate investment world?
