I want to be close to campus for a couple reasons. I am in that area, so it would be easier for me to manage the property.  CSU isn't going out of business any time soon, and the number of students has increased in the last 6 years. So I figure it would be easy to find college tenants. Being near campus also places you near Old Town which increases the desire to rent the property.

Full disclosure: I am a newbie to real estate investment.

I am living in Fort Collins Colorado. I have recently been doing research on owning a rental property in this area. The issue is, land is expensive, and rent is low relative to the cost of the land. I have run calculators on many other options out here but I am having no luck making them profitable. Am I missing something? Generally, rent is $500-600 per room per month. A duplex or home near Colorado State University is ideal.

This particular duplex is a two unit. Each unit includes two beds and one bath, and a single car garage. Tenants pay all utilities.

After running calculations on many different properties, I have concluded that I should start investing in a place with cheaper land.
