@Ramon Vazquez no I haven’t looked more up north but thats a great idea if prices are comparable to the Murrieta/Temecula area. 

@Rob Moran thats good to know that the economy is growing in that region. Maybe there will be a potential for the room share strategy in the upcoming future! 

@Aaron K. yeah I understand that area is mostly surburban and is not does not have too diverse of an economy. I had read that area is a commuter town for a lot of people since its in the middle between San Diego area and Riverside so I was curious to see if there was a market for working professionals who would just want a room. 

Hello! I’m seeking advice from people who are familiar with the Murrieta/Temecula area in Riverside county. 

I'm looking to purchase my first rental property here and want to make sure the numbers work. Im looking at SFH with 6+ bedrooms and want to rent rooms out individually instead of renting the property as a whole.

Would anyone know if there a market for working professionals who would want to rent rooms instead of whole houses in this area? 

I looked on craigslist and couldn’t find many posts for people renting out rooms. Not sure if thats a good thing or not.

Hi Drew,

Congrats on your success! Really enjoyed your story.

I am based in San Diego and new to REI. I also live in a market that is very expensive (not as expensive as SF) right now and where cap rates arent as good. I am trying to diligently save to buy properties locally but am getting interested in flipping to supplement my W2 income for a faster entrance into purchasing properties.

Just wanted to see if you have done any flips in San Diego and if you think its a good market to start flipping houses?
