Just double check that the tenants pay all the utilities, and that you have no upfront repair costs, especially as the tenants become month-to-month - they move and you may have some costs there. We are also seeing slightly higher vacancy in small multis in king-Lincoln right now than that, but perhaps your management company can do better.
