Investment Info:

Single-family residence buy & hold investment in Lanett.

Purchase price: $18,000
Cash invested: $8,000

3/1 single family rental, my first rental house

What made you interested in investing in this type of deal?

Needing to replace my current dreadful job income and have freedom

How did you find this deal and how did you negotiate it?

My realtor, negotiated through the agents

How did you finance this deal?

Out of pocket, then refinanced to use toward other properties

How did you add value to the deal?

Improved the house with paint inside and out and doors and electrical system, about 5k worth

What was the outcome?

Cash flows 250/mo

Lessons learned? Challenges?

Could've probably gotten it even cheaper

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes I did and still do through my currently 5 single family rentals
