My first official fix and flip.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $95,000

I have neen investing in buy and holds for the past several years. I decided this home would be a good flip contestant. I didn't have to do a full rehab so my time involved will be shorter than most my projects. I'm just finishing up and will list to sell soon!

How did you find this deal and how did you negotiate it?

Fellow real estate agent brought it to me.

How did you finance this deal?

Paid cash with my line of credit.

How did you add value to the deal?

Refinished wood floors. Paint. Update two bathrooms. Finish updating kitchen and added new appliances. Other minor cleaning and fixing.

What was the outcome?

I would like to make $25-35K.
