[Calc Review] Help me analyze this deal

Can someone help me? Im not really sure how to estimate the expenses. Im guessing on the HOA fees. I need to contact the agent for more accurate numbers on that. Im trying to be conservative. Any advice will be greatly appreciated.

Doesn’t look bad to me . Why 7% interest that’s very high . Hoa would scare me . Price seems reasonable with a good monthly rental amount for a 50k investment . Get some solid numbers

I talked to a local bank and that’s what they said their going rate was. I figure the interest rate really doesn’t matter as long as it cash flows. I’m not a fan of HOAs but finding a duplex or town home here don’t seem to be available with out them.

Thanks for the input. Am I being over zealous on the vacancy and maintenance?
