7 New st. Charleston sc
google the address click the Berkshire Hathaway link for pictures.
we bought the lot for 570k 750 build cost local bank.. 500k cash into the project
closed today at 2.2 million..

its treated us very well.. its a sophisticated market .. this home sold for cash.. I sold one two weeks ago 20 F st for 500k cash.
Charleston = Money :) we have 11 more on the books for 2019.. with one more in the 2 mil range the rest will be that sweet spot 500 to 1.2 mil.. Just love that city and doing business there.

@Moses Brach I think the other thing with that market is that cash flow real estate is more a kin to west coast areas so its not over run with the ( my criteria is 10% return crowd)..

WOW that is a cool location based on the Arial can you get out to the River / Bay with your boat ?

@Jay Hinrichs On MY boat, yes. It's a kayak. :-) But no, I'm not on deep water. Marina is 5 min away...as is downtown Charleston. it's a neat spot with a full acre of high ground. Feels like 30 miles out of town.
Don't you need a second home in Charleston???

hit me off line for referral.. I am building 4 projects this year that are horizontal regimes. IE 2 homes on one lot.. if I want to keep anything it would be one of the back homes.. so we can walk or bike to downtown.. I really like old mt. pleasant I did a flip there and that's a cool spot. but I got two homes now. so don't know about adding a third one.. BP members will fry me for have all that dead equity :)

@Jay Hinrichs yes, Charleston does offer tremendous opportunities though I've not been able to reep any of it yet. Throughout the time I've spent looking in Charleston, I could smell the opportunity but not fetch it, yet. I want to find a sweet spot that works well. In the sub $200K rental or flip market it's a grind that doesn't offer much ROI, and the high end developments are out of reach for me in this stage of my investments.
I’ve got about $500K-$700K in liquid capital that I want to invest (not necessarily in one investment) and build a long term investment path in Charleston but I’m struggling to find the starting point.
