Newbie investor 90 day challenge Help me analyze this deal

I was looking for a place rent in largo Fl so I checked out CL and came across a duplex for rent. I decided to ask if the property was for sale and the owner responded with a price.

I referenced trulia for monthly rentals for similar properties in the area.

What other duplexes were selling for in references to the owners offer
