Are these meet up still going on? 

I appreciate the input from all of you. 

My plan is to use either HML or find an Investor willing to help me out in exchange for some equity

I have adjusted the number to better make sense since I'll be owner occupy.

I have been looking for a property to start my real estate career.

I have located a Duplex in Central FL for under 100k. Its currently occupied.

Estimated rehab is 20k cosmetic (I can do most of the rehab myself, the actual number is closer to 12k)

My goal is to owner occupy 1 side and rent the other side out.

Current rents

3bed-1bath-900mo
2bed-1bath-750/mo

Total 1650.00/mo

After rehab
3bed-1bath$1150

2bed-1bath $850

Total 2k/mo

Other duplexes in the area has sold for 100k+

The estimated ARV 119k-125k

Anymore advice much needed

*I pulled the comps for other duplexes in the area to get the figures for currents rents/price sold

I have found a duplex 5bed/2bth for $88,000 distressed

I have adjust the number some more, but I think I understand how it works . 

well I based it off of the pictures and I was able to physically see the property. 

I was looking for a place rent in largo Fl so I checked out CL and came across a duplex for rent. I decided to ask if the property was for sale and the owner responded with a price.

I referenced trulia for monthly rentals for similar properties in the area.

What other duplexes were selling for in references to the owners offer
