Investment Info:

Single-family residence buy & hold investment.

Rented 2 Year Lease

What made you interested in investing in this type of deal?

Buy and hold good area, good price, good income property, needed little repair.

How did you find this deal and how did you negotiate it?

Found on MLS and made a decent offer because the numbers worked.

How did you finance this deal?

Conventional

How did you add value to the deal?

Appliances, and some general clean up.

What was the outcome?

Seller did a lot of the things we planned on doing for occupancy permit when they sold it to us. We did not ask but they invested almost 15k after we wrote the offer to get it to pass inspection. Including roof, and electrical panel. You never know.

Lessons learned? Challenges?

Make sure if seller says they have a POA that they really do!
