Having a hard time finding BRRRR opportunities

My husband and I are ready to start our journey investing out of area but are having a hard time locating deals that fit the BRRRR criteria to be able to pull all of our money back out. We've located several markets we're interested in (and appear to generally work for cash flow) but using MLS I feel like we aren't quite at the price points we need to be at for BRRRR to work. For those who are successfully using this strategy, how are you finding your deals? Are they mostly off market, direct marketing deals? Thanks for your help!

Molly,

Take a look at Fort Wayne, Indiana.  Very affordable.  Lots of houses for 40 to 100k.  Lots of 1% properties.  I am in the same boat as you, trying to build a rental portfolio and found this market by some articles as best places to become a landlord.  Good luck, please let em know if you have any success.
