First Brrrr Project!!

4 bedroom, 3 bathroom, 3200 square feet in Neosho, Mo. Purchased for $82,000, $15,000 Rehab, $3,000 in holding costs, took 8 months to complete because I’m lazy lol. Lease optioned for $1,400 a month with a $5,000 option fee, appraised for $163,400. Refinanced and took out $130,000 got all my money back plus $30,000 which is currently being used to buy 3 rental homes I have under contract. So that will be 4 cash flowing properties total, with none of my own money in the deals. Let me know what you think!!
