@Quintin Gulley Jr, no. Why? 1. It's not a "deal", because you're considering paying full market value. 2. At (only) 1%/m gross return, it's arguable that it's cash flow on average will be negligible, because I don't know that you'd be able to get the 5% interest rate fixed for 30 years - as an investment loan.

Is it a multi-family? If not, is $3,300.00 month rent realistic?

And if it is a multi-family, perhaps only allowing 4% vacancy is not conservative enough?

What makes it look attractive to you? 1%/m deals are common throughout many markets. My 2c...
