Advise much needed (California)

Hello bigger pocket members,

This will be a small introduction, and the potential deal I’m having trouble with pursing.

My name is Paul, fairly new to all this! I have read lots of treads and heard many of the podcasts. I feel I know most of the lingo and understand much of the process, but don’t have any experience. My first extinct now is to reach out to anyone that I could work closely with, that could show me the right path! I’m hard working, ambitious and not afraid to fail! I live close to Los Angeles in the San Gabriel Valley.

There is a property in my neighborhood which I’ve lived in for a little more than 10+ years! This property has been vacant even longer than I’ve lived there, and for some reason no one has fixed it and sold it! my wife actually knows an old friend from high school which happens to be the granddaughter of the lady who owns this vacant property. My wife says that this lady has always been a tough cookie, but I see an opportunity in this middle class neighborhood which the properties range from $350K - $600K. This property is a complete disaster by the way! I am clueless on which would be the most effective way to approach this situation or what steps to take before speaking to her?
