Thank you @Wayne Brooks, sorry it took me so long to respond. I greatly appreciate the advise. 

Sorry to keep posting on my own question but I'm hoping for some feedback early today. This market is hot so I need to "lock up" the deal, if it still works.

It may help to note, I made a cash offer of $50k and the wholesaler has an agreement to pay the seller $37k with a one dollar deposit. I believe it needs $22k in renovations and has an ARV of $105k.

This is my first time buying a wholesale deal. It was listed on the MLS and I didn't know it was a wholesale deal until after I made an offer.

Have you purchased from a wholesaler with a contract like this before? Totally normal, don't worry about it or run away as fast as you can?

Any feedback would be greatly appreciated.
