@Tanner Kerckhove If these numbers are true BUY THIS NOW. Sadly I think you inputted something wrong. 

The annual NOI is $176k and its being sold for $177k...

I'd go back and check to make sure all your inputs have the correct timing on them (monthly costs/revenue vs yearly costs/revenue) If I had to guess you put yearly costs in a monthly cost block. 

MHP are unique so the BP calculator can't do everything you need. 

How many of the MHs are owned by the park? What is the lot rent? If there are park owned homes, what condition are they in? City or private Water and sewer? How do you plan on financing the park?
