ADVICE NEEDED - DIVORCED HOMEOWNER NEED TO SELL?

Hi, 

I found a property where the homeowner is divorced and motivated to sell. The property is on MLS for a while and not sold yet. The property need some minor work and has potential to get some cash flow as it has garage converted into single bedroom.

The only way I can buy is traditional financing. Can someone suggest a creative way to get this property from the seller?

HML or private money is an option. Can you buy it cheap enough to warrant expensive rates until you can refi?
