Hi, 

I found a property where the homeowner is divorced and motivated to sell. The property is on MLS for a while and not sold yet. The property need some minor work and has potential to get some cash flow as it has garage converted into single bedroom.

The only way I can buy is traditional financing. Can someone suggest a creative way to get this property from the seller?

The concept of house hack make sense, however, what are the pros and cons of house hack a rent control property? Any Suggestions?

Yes Chris and FHA is an advantage at this moment. May be 2plex or 3plex will work the best in an expensive area in terms of house hacking.

At this point, I am not worried too much about living in a great neighborhood. As long as it is a safe neighborhood it will work for me. Definitely a great deal is my first priority. Because my next plan is to buy another property after this once I get comfortable.
